When you don’t need all the services of a real estate agent, we give you the option to select the services you need and save thousands in commissions with our 750 Flat Fee Option

Listing Fee:  There are no hidden charges or fees.  When you sign the listing agreement, you pay $750 (non-refundable). You will also have to pay the Buyer’s Agent commission (which is generally 3% but you decide how much you’ll pay when you initially list your home) and the required fee of .0012% of the purchase price to FMLS at closing. 

Listing and other Contracts: We make in-person listing appointments. You have the opportunity to meet us before signing any agreements and we are always available to speak with you.

Your home will be listed in the multiple listing service until your home sells. ListingOur contract is for 6 months at a time but is listed in 90 day intervals so your home always has a fresh listing number.  You may make unlimited changes, such as list price, property description, and photos, to your listing but your requests must be emailed to us. Your signature is required for any changes made to your list price.

If you decide to take your home off the market for any reason, there is an administrative fee of $50 to remove your home from the listing service.  Be aware that with our extensive marketing, your home will have been syndicated throughout the internet and may take a few weeks to be completely removed.  If you wish to re-list your home, there is no charge or fees to reactivate your listing but you may need to sign a new contract.

Our main service area is Marietta, Kennesaw and Acworth (but we do list in other North Metro areas) and we list residential single family homes, condos, townhomes, and small multi-family homes.

Blank contracts – We will provide you with a Sellers Disclosure form, HOA form, Lead Paint Exhibit and Pamphlet, Counteroffer form and any other form necessary for your sale.

Listing features: We will provide you with a Comparative Market Analysis (CMA) of your neighborhood so you can price your property.  Because there is no fiduciary relationship with this Option, we will not be able to recommend pricing or marketing strategies. However, if you upgrade to our Premier Service, we provide complete and full support for all activities.

supraLockbox – We will install an Agent’s Lock
box (Supra Box).Along with the box comes the ability to request feedback from Agents after they show your home. If they respond, we will forward their responses directly to you.

Yard Sign – We will install a professional yard sign for the duration of your listing. However, it is your responsibility to ensure signage meets your HOA guidelines.

Marketing: Internet – Internet exposure is an absolute must! When your home is listed on the multiple listing service, it will syndicate to thousands of consumer (Zillow, Trulia, Realtor.com, etc.) home search websites. In turn, these websites syndicate to thousands of smaller sites giving your home maximum exposure. FMLS will also syndicate to national brokerage (ReMax, Century 21, etc) websites, too. And since we are Zillow Premier Agents, your listing will get special treatment on Zillow!

Photographs – We will take 15 high quality photographs that show off the best features of your home and neighborhood to be included in your listing.

Open House – If you decide to hold an open house, we will advertise it for you.  However, you need 7 days lead time and it cannot be changed.

Showings – You get to schedule your own showings to fit your needs. All unrepresented Buyers and Buyer Agent calls will go to you. If you are not able to show a Buyer your home, we will be glad to show. If one of our Buyer’s Agents shows your home and that Buyer purchases your home, our Agent will be entitled to the same commission as you are offering to any other Buyer’s Agent.

Offers and Closing: Offers – When an offer is made on your home, the Buyers Agent will send the Purchase and Sale contracts to us and we will forward it to you. Once you have decided how to respond, you forward Contractsthe appropriate completed contracts to us and we will deliver it to the Buyers Agent. When the sale is accepted by all parties, the agreement is considered “binding” and the Buyers will begin their inspections and move toward closing.

Closing – The Buyers usually select the closing attorney and set the closing time. You will be notified as to the date and time. At the closing, you will have a chance to review Settlement Statement for accuracy.  From your proceeds, the closing attorney will pay our commission, .0075%, and the Buyer’s Agent commission. If you found the Buyer, you will not be required to pay a Buyer’s Agent commission.

Remember that if one of our Agents showed the Buyer your home that Agent is entitled to the same Buyer’s Agent commission you were offering.

Documents are signed, and you have just sold your home!

If at any time you feel you need our assistance, you can upgrade to our Premier Service for an additional 1.%.  At that point, you will receive all the services delivered in that program.

Extra services you can buy ($100 each): 

Flyers – we can provide you with a pdf flyer of your home that includes photos, features, and description. You print as many as you need. 

Staging Consultation – If you need assistance with staging your home to sell, we have design consultants that will tell you what to do to make your home look like a model.  You’ll find that a staged home sells so much more quicker!

Photographic Virtual Tour – Virtual tours will often increase the visibility of your home. Set to nice music, this virtual tour will show off your homes photos in a soft and pleasing manner.

Open House – if you would like an open house, we will advertise and conduct two open houses for you.

Showcase listing – Get 2 featured listings prominently displayed on Zillow and Realtor.com.

Personal website – Using your address as the domain name, we will set up a personal website with photos, description, and all the best features where Buyers can go to view specifics about your home. We’ll also provide you with a sign rider for the yard sign that directs Buyers to your personal website.

Directional signs – To direct potential buyers to your home, you’ll get three directional signs. You are responsible for removing them in accordance with your HOA rules and county ordinances.
